Job Overview

  • To provide first response / self-delivery of maintenance and engineering services for the MSD maintenance contract
  • portfolio.
  • To complete PPM tasks and activities in accordance with contracted service level agreements.
  • To complete reactive works in accordance with contracted service level agreements.
  • To complete quoted works in accordance with contracted service level agreements.
  • To provide attendance on site where sub-contractors are required to complete specialist works.
  • To provide supervision when necessary where sub-contractors are required to complete specialist works.
  • To identify requirements for additional works where the completion of planned and reactive works cannot be completed first
  • time.
  • To complete electronic and hard copy documentation to ensure that works completed can be evidenced through continuous
  • audit and review.
  • To ensure that a safe working environment is maintained at all times.
  • To complete surveys, audits, reviews of building assets when requested in order to assist with the compilation of reports.
  • To ensure that the company values are observed throughout, maintaining high levels conduct, quality, sustainability, value
  • for money and efficiency.
  • To be available for overtime and call out as and when business demands require.

Main Duties

  • Carry out schedule maintenance and repair of building services assets in accordance with the contract specification,
  • manufacturers guidelines, industry standards and approved codes of practice and site-specific documentation, including
  • method statements and risk assessments and safe system of works procedures.
  • Respond to breakdowns and reactive calls in accordance with the contracted service level agreements.
  • Diagnose faults with building services assets and complete repair at first response, or if not possible, advise on course of
  • action to ensure that repairs are completed by a competent person.
  • Monitor plant, equipment, systems whilst carrying out works to ensure that service continuity is maintained, or provide
  • specific information to the Customer relating to the required downtime to carry out the works.
  • Research via manufacturers service manuals, or wholesale supplier databases, and provide specific information to the Service
  • Desk relating to the procurement of spare parts, specialist components, fixtures and fittings required to complete tasks.
  • Where alternative replacement parts are required due to existing parts being obsolete, provide specific information to ensure
  • that specification, performance, suitability and sustainability of alternative products are fit for purpose for their intended use.
  • Carry out dynamic risk assessments to ensure that all activities are reviewed and risks mitigated prior to completion of tasks.
  • Escalate to line manager if there is risk or concern that safe systems of work cannot be implemented.
  • Ensure that all plant, equipment, plant rooms, installations and other designated areas are kept clean, tidy, and organised, and ensure that working areas are safe areas of work.
  • Ensure that all tools, instruments, consumables and spares dry, clean, tidy, and organised, and that all calibration requirements are met to ensure compliance with quality standards.

Qualifications and Experience

  • A qualification in at least one of the following:
  • C&G Level 3 or equivalent in relevant subject (Mechanical, Electrical, Air Conditioning and Refrigeration)
  • ONC/HNC building services engineering, mechanical or electrical engineering
  • NVQ Level 3
  • Recognised EITB apprenticeship (Maintenance and Operations Engineering MOET), or similar)
  • Experience of providing engineering and maintenance services within the building services industry (2 years +)
  • Fully conversant with electrical and mechanical maintenance activities processes and procedures
  • Competency in basic IT and computer skills
  • Holder of full driving licence (where applicable)
  • Ability to work well under pressure and during unsociable hours
  • Good verbal and written communication skills
