Key Responsibilities:
-A broad understanding of general AST (flat) management as this role will be working alongside a residential property manager.
– High-Rise Building Duties: Engage with residents and meet landlords' expectations, ensuring compliance with all relevant regulations as the Principal Accountable Person.
– Resident Engagement Strategy: Implement and monitor strategies to enhance resident engagement and satisfaction.
– Fire Safety Compliance: Maintain detailed records and oversee testing regimes for fire suppression systems, including risers, sprinklers, AOVs, and dampers.
– Service Charge Budgets: Set and manage service charge budgets, working closely with the client accountant and commercial tenants.
– Tenant Meetings: Conduct regular building meetings with commercial tenants to address concerns and ensure smooth operations.
Skills and Experience Required:
– Property Management Expertise: Demonstrated experience in managing both residential and commercial properties, with a focus on high-rise buildings.
– Regulatory Knowledge: In-depth understanding of fire safety regulations and the responsibilities of managing high-rise buildings.
– Financial Acumen: Proficiency in setting and managing service charge budgets.
– Communication Skills: Strong ability to engage with residents, landlords, and commercial tenants effectively.
– Strategic Thinking: Experience in developing and implementing resident engagement strategies.
